In most cases I can offer you a prompt appointment, and your EPC is usually turned around within 24 hours after the visit. If you have a tight deadline, just let me know when you get in touch.

Can you help me improve my rating to a C?

Yes. Alongside the standard EPC, I can walk you through the report and highlight the most cost‑effective changes to help you move towards a C rating, so you can plan upgrades with confidence and avoid unnecessary spend.

How long does the appointment take?

It really depends on the size and complexity of each property. Most EPC visits take around 30–45 minutes for a typical flat or small house, and up to an hour for larger properties. I’ll let you know in advance if I expect it to take longer.

Do I need to prepare anything before you arrive?

If possible, please make sure I have access to all rooms, the boiler, heating controls, smart meters and the loft (if it is safely accessible). I will need to measure each window individually, so clear access to windows would be appreciated. Having a floorplan can speed things up, but it’s not essential, however any documentation relating to property refurbishments or upgrades would be very helpful.

How much is the EPC?

The fee depends on the size and complexity of the property. It starts from £90.00 for small to medium size flats and £125.00 for maisonettes and houses up to 150 sqm. For larger or more complex properties, I’ll provide an individual quote so you only pay for what you need. Fees for commercial properties are quoted on an individual basis.
